Jonathan Barr founded RidgeLine Property Management. Jonathan started his rental journey in 2010 by buying his first duplex in LA, where he lived and rented the other unit. He subsequently sold that duplex and other properties in LA to 1031 exchange with his other company, JB2 Investments, into 319 Units. (14 to 144 unit complexes).

In addition, he has been involved in flipping over 400 homes in LA(with NELA) with all types of remodels, which gives him a good eye for construction.

During his 15-year career, he has learned and implemented many crucial lessons in his work at Ridgeline Management. He has experience managing apartments in the highly regulated City of LA. With Jonathan’s leadership, Ridgeline always looks to improve and do things differently from the rest.

Leasing

Advertising and showing units to all prospective tenants, making sure we have the best photos and descriptions to capture high-quality tenants. We can also provide a leasing-only service.

Maintenance

Work order management and maintenance upkeep ensure we rarely have major issues.

Financials

Effectively pay and manage all bills (mortgage, property tax, vendors, rent collection) and maintain monthly a P&L, balance sheet, and rent rolls. Also, make sure to monitor if any bills seem out of line.

Communication

Communicating with Tenants/Owners within 1 business day. Maintaining all records of communication. We have a personal touch with communication.

After Hours

Making sure all emergency situations are taken care of immediately. For example, pipe bursts during the winter months.

Rent Collection

We have streamlined the process for rent collection through our portal. Along with serving any tenant notices or evictions if needed.

Move-In/Move-Out

Fully documented and professional move-in/move-out process. Make sure the security deposit process is done properly.

Asset Management

Setting ideal market rental rates and helping understand which improvements should be made to increase income and value.
