Advertising and showing units to all prospective tenants, making sure we have the best photos and descriptions to capture the thoroughly vetted highest-quality tenants. We can also provide a leasing-only service.

Upkeep & Maintenance

Work order management and maintenance upkeep ensure we rarely have major issues.

After Hour Services for Emergencies

After-Hours Emergency Services-Making sure all emergency situations are taken care of immediately. For example, pipe bursts during the winter months.

Yearly Inspections & Reporting

Yearly upkeep inspections with a detailed report and photos.

Finance

Effectively pay and manage all bills (mortgage, property tax, vendors, rent collection) and maintain monthly a P&L, balance sheet, and rent rolls (included in monthly statements). Also, make sure to monitor if any bills seem out of line.

Asset Management

Setting ideal market rental rates and helping understand which improvements should be made to increase income and value.

Prompt Communicaiton

Maintaining timely tenant/owner communication and records. Communicating with Tenants/Owners within 1 business day. We have a personal touch with communication.

Rent Collection

Rent Collection and serving notices-I have streamlined the process for rent collection through our portal. Along with serving any tenant notices or evictions if needed.

Move-In/Move-Out Management

Move-in/Move-out of tenants-Fully documented and professional move-in/move-out process. Make sure the security deposit process is done properly.

Online Portal

We provide current notes in the portal guaranteeing your continued awareness.

Apartment Management Done Right.

Jonathan Barr founded RidgeLine Property Management. Jonathan started his rental journey in 2010 by buying his first duplex in LA, where he lived and rented the other unit. He subsequently sold that duplex and other properties in LA to 1031 exchange with his other company, JB2 Investments, into 319 Units. (14 to 144 unit complexes).

How We Get The Most Out Of Your Invesment

Extensive experience working with contractors. We always receive at least three bids on any work being done. Our industry experience vetting contractors allows to avoid common pitfalls.

Smart rent increases. We closely monitor occupancy and comparable rental rates to ensure we’re priced appropriately to get the most out of your investment. Balancing turnover against rent increases is difficult, but vital to ensuring a well managed building.

Well managed buildings. Managing dozens of our own buildings has shown us the value in upkeep. It is far more cost effective to take care of small repairs and issues when they arise than to let them spiral into larger, more costly problems.

Monitoring The Central Oregon Market. This goes hand in hand with rent increases. We keep a close eye on current market conditions, this helps us understand when we should increase rent and when we should be more conservative.
