Our 21-Day Leasing Guarantee

A vacant unit costs you roughly one-thirtieth of a month's rent every day it sits empty. That's why we made the leasing timeline a guarantee, not a promise.

For full-management owners, Ridgeline guarantees a qualified tenant placed within 21 days of your property being market-ready. If we don't deliver, we waive our entire leasing fee. No "best efforts" language, no fine print.

We can stand behind this because full management means we control every variable that determines leasing time: pricing against real comps, professional marketing, fast applicant response, and consistent screening. As long as the property is rent-ready and priced at our recommended rent, the 21-day clock is our problem, not yours.

Advertising & Marketing

Advertising and showing units to all prospective tenants, making sure we have the best photos and descriptions to capture the thoroughly vetted highest-quality tenants. We can also provide a leasing-only service.

Upkeep & Maintenance

Work order management and maintenance upkeep ensure we rarely have major issues.

After Hour Services for Emergencies

After-Hours Emergency Services-Making sure all emergency situations are taken care of immediately. For example, pipe bursts during the winter months.

Yearly Inspections & Reporting

Yearly upkeep inspections with a detailed report and photos.

Finance

Effectively pay and manage all bills (mortgage, property tax, vendors, rent collection) and maintain monthly a P&L, balance sheet, and rent rolls (included in monthly statements). Also, make sure to monitor if any bills seem out of line.

Asset Management

Setting ideal market rental rates and helping understand which improvements should be made to increase income and value.

Prompt Communicaiton

Maintaining timely tenant/owner communication and records. Communicating with Tenants/Owners within 1 business day. We have a personal touch with communication.

Rent Collection

Rent Collection and serving notices-I have streamlined the process for rent collection through our portal. Along with serving any tenant notices or evictions if needed.

Move-In/Move-Out Management

Move-in/Move-out of tenants-Fully documented and professional move-in/move-out process. Make sure the security deposit process is done properly.

Online Portal

We provide current notes in the portal guaranteeing your continued awareness.
