Choosing a property manager in Bend gets easier when you ask every company the same questions.
Before you sign, find out who’s actually running the company, what kinds of rentals they specialize in, how maintenance is billed, how focused they are on Bend, who answers when you need help, and what their review rating is really based on.
Here are six questions worth asking, along with Ridgeline’s answer to each one.
1. Who’s running the company, and do they own rental property themselves?
Ridgeline’s answer: Jonathan Barr, Oregon Real Estate Agency Property Manager License #201258551, has been investing in rental property since 2010 and still owns property today. More on how he built the company.
Ask any property management company for a name, not just a brand. Then ask how long that person has personally owned rental property. You can verify Oregon licensing through the Oregon Real Estate Agency.
A manager who owns rentals has firsthand experience with the same decisions owners face: vacancy, maintenance costs, tenant issues, and protecting the property’s long-term value.
2. What size and type of properties do they actually specialize in?
Ridgeline’s answer: long-term residential only, from single-family homes to multifamily communities of up to 100 units. No short-term or vacation rentals.
Property management changes depending on the rental type. A company managing vacation rentals, commercial buildings, and long-term residential property at the same time operates across very different models.
Ask where your property actually fits within the company’s business, not just whether they’ll agree to manage it.
3. Do they mark up maintenance and repairs?
Ridgeline’s answer: no markup. Vendor invoices are billed at cost. That same approach helped turn a unit vacant 50 days under a previous manager into one leased in 6, without cutting corners on the property.
Maintenance billing is one area where owners can get surprised after signing. Ask whether vendor invoices are marked up, whether there are coordination fees, and whether those charges are spelled out in the management agreement.
Get the answer in writing.
4. How concentrated is their focus on your market?
Ridgeline’s answer: Bend only, by choice.
Some Bend-area property managers cover several Central Oregon cities at once. That can be useful if you own properties across multiple markets, but it also means their attention is spread across a wider area.
If your rental is in Bend, ask how much of the company’s actual portfolio and day-to-day work is concentrated here.
5. Who do you actually reach when something goes wrong?
Ridgeline’s answer: call (541) 550-7347 and you’ll reach Jonathan Barr or Brett Graver, Ridgeline’s Leasing and Business Development Manager. There’s no call center and no rotating manager assignment.
That direct access matters during leasing too. Ridgeline shows available units before an application is requested rather than waiting for applicants to come to them.
Before you hire a manager, find out whether you’ll have a direct line to the people handling your property or whether requests go through a contact form, general inbox, or support queue.
6. What’s their actual rating, and how many reviews back it up?
Ridgeline’s answer: 4.9 stars on Google from 71 reviews, all under the current team.
The star rating only tells part of the story. A 5.0 rating from a handful of reviews means something different from a strong rating supported by dozens or hundreds of customers.
Check both the rating and the review count yourself. It’s also worth reading the actual reviews to see what owners and tenants consistently mention.
Put it together
A property management company that can answer all six of these questions clearly and specifically is giving you useful information before you ever sign a contract. A company that avoids the details is giving you information too.
The goal isn’t to find the biggest company or the company with the best sales pitch. It’s to find the manager whose experience, property focus, billing practices, local coverage, communication, and track record fit what you actually need.
What Ridgeline owners say
“What really sets him apart is that he’s a property owner himself, so he genuinely understands firsthand what it takes to manage a property well…” — Tom Standish, Google review, January 2026
